Deluxe Rooms carry a £10 per room, per night surcharge, currently rooms 2, 3, 6, 10 and 14
Seasonal rates are applied from the arrival date, and then weekly thereafter.
Rates are subject to change up or down at periods of high demand, or special offers.
A three-night minimum booking is required except in agreed circumstances.
Single rooms may be available, if not a 50% supplement is payable for single occupancy of a double room in Mid and High Season, and 25% in Low Season.

Facilities – All rooms are en-suite, have colour TV’s, tea and coffee making facilities and hair dryers. All guests are welcome to use our beautiful conservatory throughout the day to look at our stunning views and constantly changing scenery.
Check-in/Departures - All guests checking in are welcome any time after 3pm, when you will be given a complimentary tea or coffee tray, and you are kindly asked to vacate your room by 10.30am at the latest, to help our housekeeper.
Food - All food is cooked fresh daily, breakfast is served in the dining room at 8.30am, and dinner at 6.00pm, although these times may be subject to seasonal changes.
Additional ‘Full English’ breakfasts and ‘4 course’ dinners for family and friends can be booked in advance, and will be charged at £9.00 and £14.00 respectively, meals are discounted when booked with rooms. However, please remember, as a small business we work on tight budgets for meals and will not be able to refund booked meals which are not taken.
Please note, unfortunately a small number of guests have spoiled carpets and bedding in their rooms so we have regretably made the decision that food and snacks cannot be consumed in your room. Guests found breaking this policy will be liable to a deep cleaning charge of at least £100, and in extreme circumstances you may be asked to leave.
Children - Guests under 12 months and over 13 years are welcome to stay, however as much as we love small children, our setting is not really appropriate for young children. A special tariff will be payable for our younger guests, please ask when booking, and discuss the type of bed which is required. Unfortunately we will need to make an appropriate charge for soiled bedding.
Reservations – Your reservation with us is a legally binding contract, and as such a non-refundable deposit of £50 per person is required, per week, to secure your booking. As a small business we cannot absorb extra costs due to short term cancellations, therefore the full holiday amount is due if less than one months’ notice is given and we are unable to resell the vacancy to someone else.
Payment in full must be made prior to departure for all outstanding balances, we accept Mastercard, Visa, Debit/Credit cards and cash as forms of payment.
Insurance – we strongly recommend our guests should consider taking out holiday insurance in the unfortunate event that someone is unable to continue with their booking or holiday.
We reserve the right to cancel a booking with a full refund after confirmation has been received. We also reserve the right to terminate your stay without being liable for any refund or compensation when discomfort or distress is caused to other guests. Whilst we endeavour to supply your first choice of accommodation we reserve the right to change the room if and where necessary. There will be no extra charge in the event of an upgrade.
Parking – We have spaces available for approximately 10 cars; users of the car park do so at their own risk. The management does not accept responsibility for damage, accident or loss and no booking guarantees a parking space in our car park. We do ask guests to be respectful of other guests and to leave their registration number at reception.
Smoking – You are respectfully reminded that we are a completely smoke-free hotel, and we request that you refrain from smoking whilst in the Hotel or on the front terrace as the smoke can enter the conservatory or bedroom windows. There is also much controversy about the safety of e-cigarettes, and as we have received complaints from guests, these are also not to be used in the guest rooms or public areas. You may smoke in the car/park/driveway but please dispose of your cigarette ends responsibly. Please respect this, as a cleaning fee of £100 is charged to all guests who ignore this.
